THE PROPOSALS

Barratt David Wilson Homes are proposing a new residential development of between 170 – 220 dwellings, to provide a range of housing to cater towards to local housing needs of Fleckney and the District. It is important to Barratt David Wilson Homes to work with the local residents to understand the wants and needs of the community, in order to create a high-quality and sustainable scheme.

The site proposes to provide between 170 – 220 dwellings, consisting of a range of market and affordable house types to cater for the local housing need. The primary access will be taken from Leicester Road and new pedestrian links will connect across to site and to high quality open space.

Key Elements of the Proposals

  • Provision of between 170 – 220 homes providing a range of well-designed house types and sizes. The proposed scheme will also provide 40% of total dwellings as affordable housing, in accordance with the adopted policy in the Local Plan. The affordable housing will be split between 25% intermediate tenure and 75% affordable or socially rented.
  • New and accessible pedestrian link to high quality open space for future and existing residents, including areas of play.
  • The access will be taken from Leicester Road through the creation of a new junction which will provide a safe access for pedestrians, cyclists, and vehicles. The footway will also extend from the site along Leicester Road into the village of Fleckney.
  • Existing vegetation and green spaces will be retained where possible, with additional planting to enhance open spaces and the local ecological network / biodiversity. Sustainable drainage systems will be provided for flood water storage and surface water management.

  • 170 – 220 homes including affordable homes. In accordance with policy a proportion of dwellings will be M4(2) (accessible and adaptable dwellings) to ensure suitable living conditions are provided.

  • New vehicular access off Leicester Road, with pedestrian links connecting from the site to the village of Fleckney.
  • Provision of Electric Vehicle Charging Points to support the use of electric vehicles.
  • Areas for ecology and biodiversity enhancements, as well as habitat creation.
  • Provision of new sustainable drainage features to minimise any risk of flooding and maintain greenfield water runoff rates.
  • Financial and/or physical contributions towards local services and infrastructure through a Section 106 Agreement.
